Small Project Finance

Tier 3 
Loan Type:

Flexible: Single -product Construction-Mezzanine-Permanent loan or other loan type combinations. Smaller Project Opportunities - Possible fit for projects having: Lower amounts of funding  (less than $20M), Lower amounts of available Cash Collateral (less than $2.5M), lack of alternative funding sources.

Interest Rate

Currently, 5-7% of the capital stack for Projects Varies with other factors (such as Project Industry, Project risk level, Cash Collateral amounts, etc.

Term

Flexible: Currently 10-25 years but scalable to Project needs.

Dollar-Size Of Fundable Projects

Currently, $10M and higher with no defined upper limits.

Project Cost Payable Through Loan Proceeds:

Soft cost, Hard cost, Closing cost, Loan interest, Bridge loans, previously- paid Project capital expenditures (with approval from Capital Depository .

Availability of First Tranche Schedule/Construction Phase Draw

60-90 days after completion of transfer-deposit of Cash Collateral with Lender Depositary; varies with level of Cash Collateral transferred or deposited.


The Lender Depository: Private Money

Commodity fund, US-based, Not industry-specific (will fund almost any industry such as hospitality, oil-gas-alternative energy, real estate development, humanitarian projects.


Borrowers Down Payment
​("Cash Collateral")

Depository allows Borrower and/or Sponsor to source Cash Collateral however they are able: Borrower and -or Sponsor the capital, Equity or Joint Venture partner or Bridge Lender can be used to meet Down Payment Requirements.


Form: Cash​

Down Payment/Equity Amount:
Typically 5-10% of the Projects Capital expenditures.

Flexibility- For some projects, a significantly smaller down payment may be accepted but with a trade-off for: A tranche schedule/construction phase with smaller draws or longer periods between draws, a higher interest rate, an equity position or any combination of these.

Underwriting Contract Execution, Loan Documents Signatory, Project Risk Management, Funding, Draw Schedule Disbursement, Loan Administration, Servicing And Collection.​

Large Project Finance

$20M -$5B-Non Recourse

Tier 1-2

Loan Type:

Flexible: Single -Finance -Construction-Permanent loan or other loan type combinations. This loans converts to a perm loan once the construction is completed and all permits and approvals have been granted.

A complete project funding solution from start to finish.

Interest Rate

Currently, 4-7% of the capital stack for Projects Varies with other factors (such as Project Industry, Project risk level, Cash Collateral amounts, etc.

Term

Flexible: Currently ​20-25 years but scalable to Project needs.

Our Difference

Where typical banks require a certain LTV on assets, our model is geared to the overall value of the project. We approach projects similar to equity investors. Where the initial down payment may be lower than a typical 80/20 LTV, but the overall value or IRR of the project is a lot more.

The financing is structured like a construction to permanent loan but is not limited to construction projects.

The debt and equity used to finance the project are paid back from the cash flow generated by the project. This structure is unlike any product on the market today.
